Breeze, a popular Sichuan and dim sum restaurant, will open its second Brooklyn location this fall at 590 Fulton Street in Downtown Brooklyn. The restaurant signed a 15-year lease for 3,569 square feet at the ground floor of Gotham Organization's 52-story residential tower, which contains 586 units.

The restaurant is known for its dim sum offerings and curated wine and cocktail program. Lee & Associates NYC brokered the deal.

The Fulton Street location places Breeze in one of Brooklyn's most active commercial corridors. The neighborhood has seen steady retail growth as residential development continues to transform Downtown Brooklyn. Ground-floor retail at new residential towers typically attracts established dining concepts with strong brand recognition and track records.

For landlords and building owners, securing quality restaurant tenants at new residential projects addresses a critical leasing challenge. Residents at the 590 Fulton tower now have direct access to established dining. For Breeze, the 15-year term locks in long-term occupancy costs while the location taps into both neighborhood foot traffic and the building's 586 resident households.
