Flexible, multipurpose performance venues designed to adapt to different theatrical needs are underperforming their intended purpose, according to recent analysis. The Perelman Performing Arts Center in New York and the Shed, both built with reconfigurable layouts, have not substantially increased programming or audience capacity despite their technological sophistication and operational complexity.
These venues promised transformable interiors that could shift between theater configurations, concert halls, and gallery spaces. The theory held that modular design would maximize utilization and enable diverse revenue streams. In practice, reconfiguring these spaces proves costly, time-consuming, and operationally cumbersome.
The Perelman PAC, developed by the Kimmel Center in Philadelphia, invested heavily in movable walls, adjustable seating, and advanced staging technology. Yet the venue has struggled to maintain consistent programming schedules because reconfiguration requires extensive labor, technical coordination, and equipment downtime. Despite its innovative retractable roof and flexible interior layout, the venue operates with lower utilization rates than comparable single-purpose performance spaces. For real estate developers and arts organizations considering similar projects, the lesson is clear. Building flexibility into performance venues adds substantial capital costs without guaranteed returns. Specialized spaces designed for specific purposes often deliver better financial performance and artistic outcomes.
The economics work against reconfigurable spaces. Construction premiums for movable infrastructure run 15 to 25 percent above standard theater construction. Maintenance demands increase proportionally. Labor costs for configuration changes consume resources that could fund additional programming.
