Start with the basics. Test every light switch, faucet, and appliance. Check water pressure in sinks and showers. Flush toilets multiple times to confirm they function properly. Open and close all windows and doors to ensure they operate smoothly. Look for cracks in walls, ceilings, and floors. Photograph any existing damage and document it with timestamps—this protects your security deposit later.
Inspect the kitchen and bathroom closely. Verify cabinet storage works. Check for mold or water stains around pipes and under sinks. Confirm the refrigerator, oven, and dishwasher (if included) operate. In bathrooms, test exhaust fans and look for ventilation issues that signal mold risk.
Climate control matters. Ask when the HVAC system was last serviced. Test heating and cooling if possible. Inadequate temperature control costs money and comfort.
Check insulation and noise levels. Visit during different times if you can. Ask neighbors about noise from adjacent units, hallways, or the street. Some buildings have thin walls that let sound bleed through constantly.
Storage and layout deserve attention. Measure closets and shelving. Verify the unit has adequate outlets for your devices. Confirm furniture arrangements work in the actual space—photos online mislead often.
Ask the landlord or property manager when appliances were installed, when the roof was last replaced, and what utilities are included in rent. Request copies of the lease terms before signing. Clarify pet policies, parking arrangements, and snow removal in winter climates.
Document everything. Take photos and videos of the unit's condition. This becomes evidence if disputes arise about your security deposit.
