Stockbridge, a San Francisco-based investment management firm, acquired a 203,000-square-foot industrial property in Upper Marlboro, Maryland for $56.6 million. The Class A building located at 8511 Pepco Place changed hands nearly four years after seller TA Realty purchased the facility for approximately the same price. Cushman & Wakefield represented the seller in the transaction.

The deal underscores continued investor interest in industrial real estate markets in the Mid-Atlantic region. Stockbridge's acquisition reflects demand for modern, large-format industrial space in areas with strong logistics infrastructure and proximity to major metro areas like Washington, D.C.

The property's stability as a Class A facility, combined with its substantial square footage, positions it as an institutional-quality asset. The near-flat valuation over the four-year holding period by TA Realty suggests the industrial market in the Upper Marlboro corridor has remained relatively stable, though investor appetite for these assets remains strong enough to attract a major national firm like Stockbridge.
