AJ Capital Partners secured a $52 million refinancing loan from GreenOak for the Graduate by Hilton Princeton, a 180-room hotel at 10 Chambers Street across from Princeton University. The loan carries a three-year term with two 12-month extension options. CBRE brokers Tom Rugg, Tom Traynor, and Henry Fenmore arranged the deal. The hotel opened in 2024 and is part of AJ Capital's Graduate Hotels portfolio, which includes 33 properties near major universities in the U.S. and U.K. The refinancing follows a $62.5 million loan from Peachtree Group in late August for AJ Capital's Graduate by Hilton Nashville property near Vanderbilt University.
