LGI Homes reported 1,222 home closings in Q3 2026, up 10.4% year over year, with homebuilding revenue rising 10.3% to $437.5 million and net income reaching $24.6 million, or $1.05 per diluted share. The Woodlands, Texas-based builder achieved homebuilding gross margin of 20.2%, up 40 basis points sequentially, and adjusted homebuilding gross margin of 23.7%. Selling, general and administrative expenses declined 2.5% in absolute dollars, while SG&A as a percentage of total revenue improved 180 basis points year over year.

However, forward indicators showed sharp deterioration. Net orders plunged 61.2% to 609 homes from 1,570 a year earlier. Cancellation rate rose to 53.8% from 33.6%. Backlog fell 47.5% to 685 homes. Management narrowed full-year closing guidance to 4,600 to 4,800 homes due to weaker sales activity and affordability pressures.

The company reduced its net debt-to-capital ratio to 40.6%, up 420 basis points from a year earlier, and ended September with $447.7 million in liquidity. Active community count increased 7.1% year over year to 151. The company held 50,270 owned lots.

Wolfe Research maintained a Peer Perform rating on November 3, crediting LGI's gross-margin strength and SG&A expense reductions while noting that third-quarter net order absorption averaged about 1.3 homes per community per month. Wolfe reduced its 2027 earnings-per-share estimate by 30.1%, from $3.42 to $2.39, citing expectations that weaker demand and the need to balance price against sales volume will constrain profitability.

LGI's business model targets renters seeking to become homeowners through direct-to-consumer sales and speculative construction. That focus leaves the company especially vulnerable to mortgage-rate movements and buyer qualification changes.
