Arbor Realty Trust and Chandan Economics released a Top Markets for Multifamily Investment Report for Fall 2026 showing that metro-level multifamily performance is diverging significantly across the country.
The report identifies select markets with strong upside potential where supply pressures are easing, renter demand remains durable, affordability supports resident retention and financing remains accessible. Some metros are experiencing stronger occupancy, broader rent growth and declining development activity, while others continue absorbing elevated supply pipelines.
Markets that attract consistent domestic migration benefit from stronger housing demand and greater long-term stability. Raleigh, Nashville and Charlotte have recorded significant domestic migration alongside positive natural population growth, strengthening rental demand.
Raleigh exemplifies the strongest-performing markets. The metro ranks among leaders in both population and employment growth while maintaining a low unemployment rate and favorable business environment. Improving vacancies and the presence of major universities create a consistent pipeline of highly educated workers, supporting both economic expansion and apartment demand.
The report notes that the strongest-performing markets are those where economic growth intersects with housing constraints. Intense renter demand stems from a combination of population growth, labor market strength, limited housing supply and overall market tightness.
Arbor's research suggests that as financing decisions become more closely tied to market-specific fundamentals, experienced lenders that understand local supply-demand dynamics help investors access disciplined capital in markets with strong fundamentals.
