MetLife signed a 10-year expansion lease for 47,628 square feet at 200 Park Avenue, the Irvine Company building that carries the insurance company's name. The expansion grows MetLife's footprint in the 59-story Midtown building from roughly 450,000 to roughly 500,000 square feet.
CBRE negotiated the deal for the landlord. Patrick Murphy at JLL represented MetLife. The brokerage did not disclose the asking rent, though average office asking rent in Midtown stood at $86.49 per square foot in October.
MetLife last publicly announced a lease extension in 2023, when it committed to another 11 years. That deal ranked as the sixth largest office lease of that year.
Other major tenants in the building include Gibson Dunn, which renewed its 361,569-square-foot office in January, and Winston & Strawn, which renewed its 237,815-square-foot lease in December 2024.
